Terms & Conditions
All accommodation is offered subject to availability at the time of confirmation and at the tariffs according to season. A deposit of £20 per room is required which is non refundable (direct bookings). Customers booking via Booking.com should read the terms and conditions as laid out by that site (currently the sum of the first night is taken at the time of booking which is non-refundable).
Cancellation by the Guest
We are a small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.
In the event of a cancellation up to 7 days prior to the scheduled date of arrival no charge will be made.
If you cancel your reservation within 7 days of the scheduled date of arrival a cancellation charge equivalent to the total reservation price will be made.
Guests failing to arrive, without notification, will be responsible to a charge equivalent to the total reservation price.
Cancellation by Us
Should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full.
Pre-Authorisation of Debit & Credit Cards
Cards used to guarantee bookings will be pre-authorised 6 days before arrival for the full price of the booking with an email notification sent to the guest.
Pre-authorising a customer's card is NOT a payment. No money is taken from the card at this point. A pre-authorisation is used to check the card is valid. A pre-auth will not come off the balance due for any booking because a pre-auth is a ring fenced amount, it is not an actual payment.
Smoking & Vaping
We are a non-smoking Guest House. Smoking and Vaping is not permitted in any part of the building. Any evidence of smoking in bedrooms will result in Guests being asked to leave, irrespective of time of day with no refund. A further charge of £50 will be deducted from the credit card used to secure the booking.
Rooms will be made available from 2pm on the day of arrival. Luggage may be left earlier by prior agreement. Rooms must be vacated by 10.30am on day of departure.
The rooms may not be occupied by more persons than stated or booked.
The proprietors do not accept responsibility for valuables left in rooms.
Comfort and cleanliness are very important to us and we ask our guests to assist us by keeping their rooms clean and tidy and avoid undue noise and behaviour that may disturb others.
The proprietors reserve the right to cancel accommodation without refund, if in their opinion the behaviour of a guest is such that the comfort and enjoyment of others is thereby inhibited.
If the deposit has been paid using a debit or credit card authorised account number, then any payment owing due to cancellation, curtailment or damage (damage – minimum charge of £50), will also be made on this same account number by the proprietor.
Car Parking is available for guests’ use. We have four spaces directly to the front of the building, and four spaces to the rear. Rear parking is accessed via a rear alley with the two rear spots blocking in the two front spots. Two spaces are restrictive in that they can be blocked in by other cars. Cars are parked at owners risk.
Damage and Breakages
Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.
You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you register on arrival. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £10.00 per set.
We are happy to return items that have been left following departure. However, guests must pay the postage costs.
Outstanding Payment is due on the day of arrival. Payment may be made via debit/credit card (Visa/MasterCard), cash, or BAC’s payment (via internet banking)
